Homes sell for the same two basic reasons as any other any other item ever sold. - Quality of the actual product and the marketing of that product to all potential Buyers in the marketplace.

All agents, marketing experts and real estate experts agree that these are and will always be the five major factors in determining whether or not your home will sell, and if it does, how quickly and for how much.  

 

Most Agents look to the Seller and to the "Market" for blame when things go wrong.  They believe that you are to blame for factors 1-4, and that the economy, interest rates or other homes for sale are to blame for "marketing" failures.  These agents expect the home owner, the real estate novice, to determine what condition to market your home in and at what price, while they just place your home in multiple listing hoping for the best.  We believe these agents are the novices, and if you hire one, you would be grossly overpaying for their "expertise".  

 

We on the other hand are marketing and negotiating experts.  We clearly understand how important and interrelated conditions, pricing and marketing are to have a successful and profitable sale, all 5 Factors must be analyzed and a plan of action to address the last 3 Factors must be devised.  

 

A home in top showing condition, priced properly, still may not sell without the right marketing program.  If the right Buyers are not coming through the door you may still get offers, but not always the best offers.  Ineffective marketing can be hard to tell for most Sellers.  Most agents claim sitting in your living room on weekends talking to your nosy neighbors, a.k.a."Open Houses" is the best they can do for you.  Our job here is to determine the best marketing strategy for your home; we have systems and techniques to be a much more effective than the "average agent".  We don't want to just sell your home like most agents, so we can get paid.   We want to sell your home for the most money possible, so you will enthusiastically refer us to those you know who could also benefit from our exceptional services.
